Don't Overlook These When Selling-1Selling your home requires a bit more than pulling the weeds, posting up pictures and waiting for the bids to start rolling in! There is a lot to consider when you want to sell your home. Don’t overlook these five things:

Real Estate Commissions

Since the commission to the realtor comes out of the seller’s pocket, you will want to factor this into your asking price. For example, if you purchased your home for $225,000.00 and now it is worth $240,000.00 you may anticipate a $15,000.00 return on your investment. However, once you take into consideration the commission (let’s say it is 6%); you are only walking away with $600.00 increase from the time of purchase.

Know What Buyers are Willing to Pay

At the end of the day, it doesn’t matter what your appraisal says, the lady next door says, or that seemingly reliable internet site says… all that matters is what the buyer will pay for your home.

Finish your Home Maintenance Project

It is common for people to wait to fix scuffed up wall or fix the chip in the cabinet just before they sell because they realize that while they were happy living with it—others may not be as happy! Some of these items though, we have just gotten used to, so pay close attention and if a drawer doesn’t shut exactly right, fix it. If the light in your guest bathroom flickers, fix it.

Also, be aware that you may not get your monies worth out of updates or renovations based on personal preference. For example, if you switch out perfectly good granite countertops for an all-white marble top, you may not see that return on investment.

Be Prepared to be Inconvenienced

You are going to have total strangers in your home. At the worst times. And you won’t be there. During the home selling process, these buyers are going to want to see your home at dinner time and on the weekends—you may have notice, but it could also be just a 20-minute heads up! These people are going to look inside every closet, cabinet and corner so be mentally prepared for that. There is a chance that they may not be as considerate as if they were guests coming into your home; leaving dirty footprints, things may be moved, or lights could be left on. This is just part of the process, do your best not to be offended.

Freshen Up Your Home

This may be another thing that you have gotten used to—the smell of your home. There is a powerful link between smells and memory; this could either affect you positively or negatively. Not sure how your home smell affects people, invite a friend over to see what their opinion is!
